1Booking Valuations

Just like selling a property, your first step to a successful tenancy is to book your FREE, No-Obligation property valuation with one of our experienced lettings team.


Our in-depth knowledge of the local property market helps us provide you with an accurate and achievable rental value. We can also offer hints and tips on preparing your property for marketing to help you maximise your property’s potential rental yield.


Before marketing your property, you will need to obtain a current Energy Performance Certificate (EPC). All properties, be it to sell or let, must have a current EPC before marketing so potential buyers and tenants can assess the cost of running you property.

EPC’s are valid for 10 years so you may already have one. If not, we can help you arrange one. To help you attract the best selection of tenants, we market your property extensively using:

  • High Quality Photographs
  • Full Colour Floorplans
  • Online Marketing including Rightmove and Zoopla.
  • Pre-Registered buyers
  • ‘To Let’ Boards

We also provide advanced Travel Time Search options, plus additional information regarding schools, healthcare and transport links on our website to help potential tenants find their ideal new home even faster.

4Furnishings and Appliances

If you are letting your property furnished, it is a good idea to prepare your rental property and install the furniture you intend furnishing the property with before viewings, to avoid dispute on check-in.

All soft furnishings must adhere to fire safety regulations and electrical or gas fired equipment safe to use. Gas boilers must be checked annually and obtain a valid Gas Safety Certificate.

5Safety Compliancy

Rental properties must all be fitted with smoke and carbon monoxide alarms and all electrical wiring must be safe and have been inspected within the last 5 years.


Once a potential tenant has expressed an interest and would like to view your property, we will arrange a mutually agreeable time to conduct a viewing, taking into consideration all parties including current tenant.

Your presences is completely optional and we are happy to conduct viewings on our own.

7We’ve found you a tenant!

When a prospective tenant decides they want to rent your property, we let you know that they’ve applied to become your tenant. At this point, based on the basic information we provide you with, it is your decision as to whether or not you wish to proceed to the next stage and start the referencing process.

8Tenant Checks

Once you have agreed that you would be happy for the prospective tenant to proceed, we start our comprehensive tenant checks. These checks are designed to help make sure both your property and rental income is as secure as possible. Checks include:

  • Credit Referencing
  • Previous Landlord Checks
  • Current Employer and Employment Checks
  • Guarantor Checks

9Tenancy Agreements

Once all checks are complete and you are happy to proceed, we will supply you and your tenant with legally compliant Assured Shorthold Tenancy (AST) agreements.


All tenant deposits are required by law to be registered with a government backed Tenant Deposit Protection Scheme. Details of which scheme is being used must be passed on to your tenant. If you are using our management services, we can arrange all of this for you.

11Check-in inventory

If you are using our management services, we will check-in your tenant at the beginning of their tenancy and go through the inventory with them. Getting this right is one of the most important ways to prevent disputes over deposit returns at the end of tenancies.

12Repairs and Maintenance

Should you have chosen to manage your own property, you will be required to provide your tenant with emergency contact details.

Your tenant must be able to contact you 365 days a year and you must carry our repairs and maintenance within a reasonable timescale. This can be problematic for landlords so that’s why more and more of them chose fully managed services.
